What Refinishing Involves

Refinishing is a multi-step process that strips the floor down to bare wood and builds it back up with fresh stain and finish. Each project includes:

  • Complete sanding - we remove old finish, surface damage, and imperfections using professional-grade sanders
  • Stain application - choose from dozens of colors or go natural for a clean, bare-wood look
  • Finish coats - 2-3 coats of oil-based or water-based polyurethane for long-lasting protection
  • Detail work - hand-sanding in corners, closets, and along edges where drum sanders can't reach

When to Refinish

Most hardwood floors should be refinished every 7-10 years depending on traffic and wear. Signs it's time include visible scratches through the finish, gray or discolored wood, water stains, dull or worn traffic paths, and finish that's peeling or flaking. Oil-Based vs. Water-Based Finish

Oil-based polyurethane adds a warm amber tone that deepens over time, dries slower (24 hours between coats), and produces a rich, traditional look. Water-based polyurethane dries clear, cures faster (2-4 hours between coats), and has lower odor. Both are extremely durable - the choice comes down to the look you prefer and how quickly you need the space back.

Refinishing vs. Other Options

If your floors are only lightly worn and the finish is still intact, a buff and coat may be all you need - at a fraction of the cost. If the floors have deep wear or haven't been touched in decades, a full resand and refinish is the right approach. And if you want a completely different stain color, we offer custom stain color matching as part of the process.

How Long Does Refinishing Take?

Most residential refinishing projects take 3-5 days from first sand to final coat. The floor is ready for furniture after 24-48 hours of final cure time, and fully cured in about 2 weeks. We'll provide a specific timeline based on your project during the estimate.
