The Process
We restore antique, historic, and heavily neglected hardwood floors by repairing structural damage, replacing irreparable boards, and preserving the character that makes the original wood special.
We evaluate the floor's age, species, construction method, and condition. We document which areas are original, which have been previously repaired, and what needs attention.
We address loose boards, subfloor damage, squeaks, and any structural issues that affect the floor's stability and longevity.
We replace irreparable boards with matching or reclaimed hardwood and fill gaps between boards using flexible filler or wooden splines.
We sand with precision, removing old finish while preserving as much original wood as possible. On thin or antique boards, we use finer grits and lighter passes.
We apply stain and finish that complement the floor's age and character - from traditional oil finishes to modern protective coats, depending on your preference.
Some hardwood floors deserve more than a standard refinish. Floors in older homes, historic properties, and long-neglected spaces often need full restoration - a process that combines structural repair, board replacement, careful sanding, and period-appropriate finishing to bring the floor back to life while preserving its original character.
Refinishing involves sanding, staining, and sealing a floor that's structurally sound but cosmetically worn. Restoration is a deeper intervention for floors that have structural damage, missing boards, large gaps, hidden water damage, or decades of neglect. Restoration often includes elements of refinishing, but goes further to address the floor's integrity and historical authenticity.
Floors in older homes were often installed with old-growth lumber that has tighter grain and greater density than modern hardwood. When boards need replacing, we source reclaimed hardwood from salvage suppliers to match the character, density, and patina of the original floor. This ensures new boards age and wear consistently with the originals.
Not every mark on an old floor is damage. Saw marks, nail holes, color variation, and minor surface irregularities are part of the floor's story. We discuss with you which character marks to preserve and which to repair, so the finished result feels authentic - not sterile.
